In February 2026, we asked real estate agents across Michigan about conditions in the local housing market. S. Prices generally held or climbed modestly [in] developing neighborhoods — low single-digit growth, not a boom. This year will be more of an adjusting, corrective market and not the recession everyone deems it to be."

Adam Sinclair, a real estate agent serving Bay City, Saginaw, and Midland, added, "The market value of housing is catching up with national trends, whereas previously it was several years behind. In 2026, I think buyers will still demand more negotiations while purchasing, and because supply is increasing, sellers will become more flexible as interest rates continue to drop and the market stabilizes."
